All appraisals adhere to the Uniform Standards of Professional Appraisal Practice (USPAP). The three approaches commonly used to value real estate include:

  • The Sales Comparison Approach
  • The Income Approach
  • The Cost Approach

Processes include, but are not limited to:

  • Inspection of the land to assess its characteristics
  • Research on comparable sales
